Manasota Beach Cottage
RESERVATION & PAYMENT
Full payment is required at the time of booking to confirm your reservation. All payments are processed securely via credit card. Your reservation is not confirmed until full payment has been received. The primary guest making the reservation must be at least 25 years of age and must be present for the duration of the stay.
CANCELLATION POLICY
Cancellations made 7 or more days prior to the check-in date will receive a full refund. Cancellations made between 24 hours and 7 days prior to check-in will receive a partial refund of 50% of the total booking amount. Cancellations made within 24 hours of check-in are non-refundable. All cancellation requests must be submitted in writing via email. Refunds will be processed within 5-10 business days to the original payment method.
CHECK-IN & CHECK-OUT
Check-in time is 4:00 PM. Check-out time is 11:00 AM. Early check-in and late check-out may be available upon request and are subject to availability. Unauthorized late check-out may result in an additional fee equivalent to one night’s stay.
Checkout Instructions
Before you leave, please take a few minutes to help us prepare for the next guests:
- Take all trash out to the cans located by the pool area
- Leave sheets and towels as they are (no need to strip beds)
- Load the dishwasher and start it before departure
A $100 cleaning fee is included with your stay, so no additional cleaning is required.

OCCUPANCY
The maximum occupancy of the property is 6 guests. Exceeding the maximum occupancy is strictly prohibited and may result in immediate termination of the reservation without refund. All guests staying at the property must be declared at the time of booking.
HOUSE RULES
Guests agree to abide by the following rules during their stay. Violations may result in immediate termination of the reservation without refund.
- No smoking of any kind is permitted anywhere on the property, including indoors, on the patio, and in the pool area
- No pets are allowed on the property
- Quiet hours are observed daily from 9:00 PM to 8:00 AM. Guests are expected to be respectful of neighbors during this time
- No parties, events, or large gatherings are permitted on the property
- The property is to be treated with care and respect at all times
- Guests are responsible for leaving the property in a clean and orderly condition upon departure
DAMAGES & LIABILITY
Guests are responsible for any damages to the property, furnishings, or equipment that occur during their stay beyond normal wear and tear. In the event of damage, guests will be notified within 48 hours of check-out and billed for the cost of repair or replacement at fair market value. Manasota Beach Cottage and its owners are not responsible for any loss, theft, or damage to guests’ personal belongings during their stay. Guests assume all risk and liability for their personal property.
GOLF CART
A complimentary golf cart is included with every stay for guest use within the local community. Guests must be a licensed driver to operate the golf cart. The golf cart must be operated safely and responsibly at all times in accordance with local laws and regulations. Any damage to the golf cart during the stay is the responsibility of the guest and may be billed accordingly. The golf cart is not to be taken off designated paths or used in an unsafe manner.
POOL
The property features a private screened heated pool for the exclusive use of registered guests. Guests swim at their own risk. No lifeguard is on duty. Children must be supervised by an adult at all times while in or around the pool. No glass is permitted in the pool area. Guests are responsible for following general pool safety guidelines.
ADDITIONAL FEES
Additional fees, such as cleaning fees and other applicable charges will be disclosed at the time of booking and are included in the total reservation amount. All fees are non-refundable unless the reservation is cancelled in accordance with the cancellation policy above.
PROPERTY USE
The property is strictly for residential vacation rental use only. Any commercial use, filming, or photography for commercial purposes requires prior written consent. Guests agree not to engage in any illegal activities on the premises. Violation of any local, state, or federal laws on the property will result in immediate termination of the reservation without refund.
FORCE MAJEURE
Manasota Beach Cottage shall not be liable for any failure to perform its obligations due to causes beyond its reasonable control, including but not limited to natural disasters, severe weather, acts of government, or other unforeseen circumstances. In such cases, a credit or rescheduling option will be offered where possible.
AGREEMENT
By completing your reservation you confirm that you have read, understood, and agree to these Terms & Conditions in full. These terms constitute a binding agreement between the guest and Manasota Beach Cottage.
